Most Landlords do not appreciate the headache of the ever-changing regulations which they must adhere to. These regulations exist to protect the Tenant and there are often severe penalties for non-compliance – therefore it’s in your best interests to do things correctly for this is easier than tidying up the mess afterwards and dealing with the consequences.

• Pre Let Inspection – Under the new HHSRS legislation a  Landlord has a duty to put a property into proper repair before it is let to Tenants and to keep it in proper repair once it is let. Under the Landlord and Tenant act 1985 private Landlords are responsible for:
  • The structure and exterior of the dwelling.
  • Installations for the supply of water, gas, electricity and sanitation.
  • Basins, sinks, baths, toilets etc.
  • Heating and hot water installations.
